Budget and Area Selection

Renting an apartment in Dubai starts with a realistic budget. Tenants should calculate not only the annual rent, but also the number of cheques, security deposit, agency commission, Ejari registration, DEWA deposit, internet setup, moving costs and any furnishing required.

Area selection should be based on daily life, not only the apartment itself. Compare commute time, metro or highway access, schools, supermarkets, hospitals, parking, building facilities and the lifestyle of the community. A cheaper unit may become more expensive if it adds long commute time or requires extra transport.

  • Calculate total rental move-in cost
  • Compare areas based on commute and lifestyle
  • Check number of cheques and upfront cash
  • Do not choose by rent alone

Viewing and Property Check

During viewings, tenants should inspect the apartment carefully. Check air conditioning, water pressure, drainage, kitchen appliances, wardrobes, windows, balcony doors, lights, electrical sockets, paint, flooring, parking access and any visible leaks or damage.

The building should also be checked. Look at elevator waiting time, lobby condition, security, gym and pool condition, waste areas, visitor parking, noise, smell, access cards and whether the building feels well managed. A beautiful apartment in a poorly managed building can become a daily problem.

  • Inspect apartment systems and visible defects
  • Check building management and facilities
  • Take photos before moving in
  • Do not rush after one quick viewing

Offer, Tenancy Contract and Ejari

Once the tenant chooses a property, the offer should clearly mention the annual rent, number of cheques, start date, security deposit, agency commission, maintenance responsibility, included appliances, parking space and whether any repairs must be completed before move-in.

The tenancy contract should match the agreed terms. After signing, Ejari registration is important because it formalizes the tenancy relationship and is commonly required for utilities and other services. Tenants should keep copies of the signed contract, payment receipts, cheques, landlord documents and Ejari certificate.

  • Put all agreed terms in writing
  • Check rent, cheques, deposit and maintenance clauses
  • Register Ejari after signing
  • Keep copies of every payment and document

DEWA, Internet and Move-In

Before moving in, tenants should activate DEWA, arrange internet, confirm chiller or cooling setup if applicable, collect access cards, parking remote, mailbox keys and building move-in approvals. Some buildings require move-in permits, elevator booking or security deposits for moving companies.

On handover day, tenants should document the property condition with photos and videos. Any maintenance issues should be reported immediately in writing. This protects the tenant when moving out and helps avoid disputes over the security deposit.

  • Activate DEWA and internet before moving
  • Confirm building move-in approval requirements
  • Document condition with photos and videos
  • Report maintenance issues in writing
