What a fair property price really means

A fair price does not always mean the lowest price. In Dubai, a property can be fairly priced because it has a better view, stronger layout, premium floor, lower service charges, high rental demand or better resale potential.

The goal is to understand whether the premium is justified. A buyer should not pay more only because the listing looks attractive online, but also should not reject a stronger unit simply because it is above the area average.

  • Fair price is about value, not only the lowest number.
  • A premium may be justified by view, layout, condition or demand.
  • Area averages are useful, but they do not tell the full story.

Start with recent comparable sales

The first step is to compare the property with recent transactions in the same building or nearby buildings. Look at price per square foot, total price, number of bedrooms, layout and sale date.

A transaction from two years ago may not reflect today’s market. A smaller unit may show a higher price per square foot than a larger unit. A renovated or furnished apartment may also command a premium compared with a basic unit.

  • Use recent comparable transactions whenever possible.
  • Compare price per square foot and total price together.
  • Check whether the unit is renovated, furnished, vacant or rented.

Check the hidden factors behind the price

Some price differences are not obvious from the listing title. Building maintenance, lobby quality, elevators, parking access, facilities, chiller terms, service charges and property management can all affect real value.

For investors, the question is not only whether the purchase price is fair today. It is also whether the property can rent well, remain liquid, attract future buyers and compete with new supply coming to the same area.

  • Building quality affects resale and rental demand.
  • Service charges can change net return.
  • Future supply should be considered before buying.

Make the offer only after the numbers make sense

A smart buyer combines market data with personal goals. Someone buying to live may accept a premium for layout and lifestyle. An investor should be stricter with yield, tenant demand, exit value and holding costs.

At MKDXB, we help buyers review pricing from multiple angles before they commit. The goal is not to push a quick purchase, but to make sure the selected property matches the buyer’s budget, strategy and risk tolerance.

  • End-users and investors may value the same property differently.
  • A fair price should match your goal and holding plan.
  • Professional comparison can protect you from overpaying.
