Early Settlement, Mortgage Buyout and Switching Costs Explained
Understand the difference between early settlement and mortgage buyout in the UAE, the official fee caps, Dubai mortgage-transfer process and the costs that belong in a real comparison.
Early settlement and buyout are different paths
Early settlement closes the mortgage using the owner's funds or sale proceeds. A mortgage buyout closes the current facility with funds from a new lender and registers the security in favour of that lender. Both require an accurate liability figure and settlement instructions, but a buyout also requires fresh credit approval, valuation and coordination between the two lenders and the land-registration process.
For off-plan or near-handover property, review when mortgage finance may become available before choosing the route.
- Identify whether the exit uses own funds, sale proceeds or a new lender.
- Request a dated liability letter before planning the transaction.
- Do not treat a bank indication as final buyout approval.
The switching-cost stack
The Central Bank's current fee schedule caps home-loan early or partial settlement charges at one percent of the outstanding balance or AED 10,000, whichever is less. A fixed-rate facility may also involve the lender's actual break cost where applicable under the contract and regulation. A Dubai mortgage transfer currently includes a DLD charge based on the mortgage value plus title, knowledge, innovation and service-partner charges shown in the official service schedule. Always obtain current written figures before deciding.
Check the property's current position against recent comparable transactions before relying on assumed equity.
- Use the current bank's settlement quote, not an estimate.
- Add new-bank valuation, processing, insurance and registration costs.
- Confirm whether a fixed-rate break cost applies to the specific contract.
Documents and sequence for a Dubai mortgage transfer
DLD's mortgage-transfer service lists a no-objection letter from the previous bank, a registration letter from the new bank and certified mortgage contracts among the core documents for individuals using trustee offices. Provisional-sale properties may also require the developer's electronic NOC through Dubai REST. The banks and DLD audit the transaction before the updated title or registration output is issued.
Use comparable price-per-square-foot evidence to understand valuation risk without treating one metric as a full appraisal.
- Confirm the exact document route with both banks before booking appointments.
- Allow for valuation, liability-letter and NOC lead times.
- Keep names and property details consistent across every document.
Calculate the Break-Even Point
The break-even point shows how long it may take for the expected payment or financing benefit to recover the cost of switching. Add the early-settlement amount, valuation, registration, bank processing and any other confirmed charges, then compare that total with the expected periodic difference under the new facility. Use the same remaining tenor and realistic rate assumptions, and test more than one scenario rather than relying on the first quoted payment.
Send the current settlement statement and the confirmed cost items from the proposed lender through the MKDXB contact page and we can help you arrange the inputs needed for a clear break-even review.
- Add every confirmed cost required to complete the switch.
- Compare switching costs with the expected periodic difference.
- Test the result under more than one realistic rate scenario.
