Tenant Identification Documents

When renting a home in Dubai, the first document group usually proves the tenant’s identity and residency status. Tenants are commonly asked for a passport copy, UAE residence visa copy and Emirates ID copy. If the tenant is new to Dubai and the Emirates ID is still under process, the required documents may vary depending on the landlord, agency and building management.

For company leases, additional documents may be required, such as a trade licence, company stamp, authorised signatory documents and passport or Emirates ID copies for the signatory. Tenants should confirm early whether the lease will be under a personal name or company name because this affects the paperwork and approval process.

  • Passport, visa and Emirates ID are commonly required
  • Company leases need extra corporate documents
  • Confirm personal or company lease early
  • Requirements may vary by landlord and building

Payments, Cheques and Deposit

Before signing, tenants should prepare the payment documents. These may include rent cheques, security deposit payment, agency commission and any agreed admin or registration fees. The number of cheques should match the tenancy agreement exactly, and tenants should verify the beneficiary name before handing over cheques or bank transfers.

The security deposit is usually refundable subject to the property condition at move-out. For this reason, tenants should keep payment receipts and document the condition of the unit before moving in. Any existing damage should be recorded in writing so it is not deducted from the deposit later.

  • Prepare cheques and deposit before signing
  • Check beneficiary name before payment
  • Keep receipts for every payment
  • Document existing damage before move-in

Tenancy Contract and Ejari Documents

The tenancy contract should include the property details, landlord and tenant details, annual rent, payment schedule, start and end dates, maintenance responsibilities, renewal terms and any special conditions. Tenants should not rely on verbal promises that are not written in the contract or an agreed addendum.

Ejari registration formalizes the tenancy in Dubai and is commonly needed for utilities and many related services. To avoid delays, tenants should confirm who will register Ejari, what documents are needed, and whether the property and landlord details are correct before submitting the application.

  • Review all contract clauses before signing
  • Do not rely on verbal promises
  • Ejari formalizes the tenancy relationship
  • Check landlord and property details before registration

DEWA, Building and Move-In Approvals

After signing and Ejari registration, tenants usually need to arrange DEWA connection, internet setup and building access. Some buildings require a move-in permit, elevator booking, moving company documents, access card applications, parking registration and community approvals.

Tenants should ask building management for a move-in checklist before scheduling the moving company. This prevents delays on moving day and helps ensure utilities, access cards, parking, security permissions and keys are ready before the tenant arrives with furniture.

  • Arrange DEWA and internet after signing
  • Ask building management for move-in requirements
  • Some buildings require move-in permits
  • Prepare access cards, parking and keys in advance
